Summary
Letter from Arthur D. Lawrence to real estate broker & appraiser Orville B. Ackerly with enclosed map, dated August 17, 1906, offering sale of parcel at $2,500.00 per acre; states property is valuable "on account of the large frontage it has on the main roads, such as the Jericho Turnpike and Roslyn-Hempstead Road. It is within a few hundred feet of the East Williston Train Station of the Long Island Rail Road. A trolley line is now completed on the Jericho Road [Turnpike] running past the acreage...also own 80 acres at Sherwood Park Yonkers [N.Y.] within short distance of Mt. Vernon Station of Harlem R.R. Will send map if interested."In followup letter dated August 22, 1906, Lawrence defends the asking price by elaborating further on the value of the parcel: "...the 44 acres mentioned has an especially desirable location, as a visit to the property would prove. Runs for over 3,700 feet on main roads...and the official grand stand for the Vanderbilt Cup Race will either be erected on this acreage or directly across the road from it, thus bringing it before the public. While my asking price is $2,500.00 per acre, which I do not consider too high for this certain tract, I will be pleased however to consider any offer you may care to submit."Sketch map of subject parcel bounded on the north by Main Street [Hillside Avenue], on the east by the Road from Roslyn to Hempstead [Roslyn Road], on the south by Jericho Turnpike, and on the west by the land of the Long Island Rail Road East Williston Station; no features delineated
