Proposed subdivision bounded on the north by the "New York, Flushing & North Side Railroad" [extant; Port Washington Line], remainder of the Estate of Eff. Lawrence, and Townsend Avenue; on the east by 10th Street, on the south by Broadway [Northern Boulevard], and on the east by Bell Avenue [Boulevard]. Proposed roads include 1st-10th Streets, and Park Avenue. Building lots predominantly 25 x 100 feet. Features delineated include the New York, Flushing & North Side Railroad Depot, a large structure adjoining Townsend Avenue on the northeast, a bridge [railroad crossing] on 10th Street, a cluster of structures at the intersection of Bell Avenue and Broadway, a store at the intersection of Bell Avenue and Park Avenue, a church and cemetary [sic] in the proposed "Bay Side Park," said park bounded on the north by the railroad tracks, on the east by 4th Street, on the south by Lawrence Boulevard, and on the west by 2nd Street
